Key Roles and Maintenance Essentials of Elevator PKG and Its Supporting Systems

2026-08-15 15:38:41
Elevator PKG generally refers to a package of supporting elevator components, including core components such as the control system, door operator, and traction machine, and is the foundation for ensuring safe elevator operation. Understanding the functions and maintenance methods of these components can effectively extend equipment service life and reduce the risk of failures.
I. Elevator Control System and Its Key Components
As the “brain” of the elevator, the control system is responsible for dispatching car operation, responding to call commands, and monitoring safety status. Modern elevator control systems mostly adopt modular designs, with core functions including:
Precise leveling control
Fault self-diagnosis
Energy consumption management
The elevator door operator is directly related to passenger entry and exit safety and operating efficiency. Common types include center-opening, side-opening, and bi-fold doors, and the following factors should be considered when selecting one:
Matching the door opening width with passenger flow density
Adjustable range of door opening and closing speed
Sensitivity of obstacle detection
Elevator lubricants can effectively prevent abnormal noises.
II. Elevator Traction Machine and Guide Rail System
The traction machine moves the car by pulling it with wire ropes, and its selection should focus on:
Permanent magnet synchronous traction machines are more energy-efficient but have higher costs
Traditional worm gear structures are easier to maintain
Matching between rated load and speed
The guide rail system provides vertical running tracks for the car and counterweight, and its installation quality directly affects running smoothness. Daily maintenance should check:
Whether the guide rail joint gaps exceed the allowable limit
Tightening condition of guide rail bracket bolts
Cleanliness of guide rail working surfaces
✅ A more stable approach: use elevator inspection instruments every quarter to measure guide rail verticality deviation.

III. Elevator Safety and Auxiliary Equipment
The safety gear and buffer constitute the last line of defense, protecting passengers in the event of overspeed or wire rope breakage:
Progressive safety gears provide smoother stopping
Hydraulic buffers require regular replacement of hydraulic oil
Polyurethane buffers are maintenance-free but require protection against UV aging
⚠️ Pitfall avoidance tip: The safety gear wedge must be replaced when wear exceeds 1/3 of its original thickness.
The governor and variable frequency drive work together to ensure operational safety:
Mechanical governors require an operational test once every six months
Improper variable frequency drive parameter settings may cause vibration
Regenerative braking units can recover energy during downward travel
Elevator cleaning agents should be used for regular cleaning.
IV. Elevator Repair, Maintenance, Installation and Commissioning
A professional maintenance tool kit should include:
Door lock torque tester
Wire rope tension gauge
Laser alignment instrument
When selecting lubricants, consider:
Use synthetic grease in low-temperature environments
High-speed elevators require high-temperature-resistant models
Food-grade lubricants are used for hospital elevators
The selection of installation brackets should match the hoistway structure:
1.Concrete hoistways use expansion bolts for fastening
2.Steel-structure hoistways require anti-loosening washers
3.Special clamps for glass curtain wall hoistways
Calibration of the weighing device in commissioning equipment is particularly critical, and the error should be controlled within ±3%.
V. Elevator Safety Protection and Spare Parts
Protective equipment includes:
Hoistway entrance guardrails
Emergency stop switch on top of the car
Pit ladder
Key points for safety sign placement:
The “Do Not Force Doors Open” sign should be placed on both sides of the car doors
The load sign should be located above the operating panel
The emergency stop button should have a red background
Recommended spare parts inventory:
Door sliders (replace 2-4 times per year)
Contactors (keep 2 spares of the same model)
Button panels (keep a complete floor set in reserve)
Lighting equipment (LED modules)
The spare length of elevator cables should be no less than 1.2 times the hoistway height.
Reasonable configuration and scientific maintenance of elevator PKG require comprehensive consideration of component compatibility, operating environment, and lifecycle costs. Only by establishing a preventive maintenance plan and regularly checking the condition of key components can a balance between safety and efficiency be achieved.
